Landlord Electrical Safety Certification
If you are not sure what is necessary please check with your insurer for further information, found on the small print of the policy. As electrical systems can loose connections, earthing continuity, deterioration of insulation, are damaged by rodents or damp, or inappropriately added to over time. It is the landlords responsibility to arrange a BS7671 Periodic Inspection Report (PIR), or more commonly known as the “Landlord Electrical Safety Certification”. With recommendations that electrical installations are inspected and tested at regular 5 year intervals or change of tenant or occupier which ever is first. During the inspection our engineers will carry out: • an 84 point visual inspection • testing of the installation • testing of the earthing quality • (loop impedance) • testing for the polarity and continuity of the circuits. We will supply an NICEIC Periodic Inspection Report and should any work be necessary submit a quote to repair any faults. We will supply you with an NICEIC issued certificate and documentation supplied in printed form or supplied as a PDF which can be forwarded to Managing Agents, Local Authorities, London Fire Brigade as required. |
